Access Statement for the Bay Horse Bed and Breakfast
Introduction
We aim to cater for the needs of all visitors in our home based 3 bedroom bed and breakfast. The following statement is a summary of our provision. If you have any specific questions please feel free to
call us and we will endeavour to help.
Pre-Arrival
There is a bus stop in the village car park, a few minutes walk away, but the service is infrequent.
The main train station is a few minutes walk away.
There is a local taxi service we can make a booking for you.
Brochures cannot be provided in large print but menus can by prior arrangement

Arrival & Car Parking Facilities
On Arrival to the property there is an entrance gate, these are open 24 hours when the B&B is operating.
The drive leading to the car parking area is narrow, on arrival we will explain the best way to enter
No marked parking bays but there is ample room for 4 cars
The surface is level, flat and gravel. The parking area is made of concrete.
We can assist guests with luggage
The Bed & Breakfast is in the village.
Main Entrance & Reception
The front door has no steps
The front door is always locked but we do have a push button bell in the porch at a height of about 5ft.
The door is 87cm wide.
On entry into our home there is a hallway 1.1 metres wide.
There is seating provided in the lounge or the breakfast room which are just off from the hallway.
There is carpet flooring throughout the ground floor with the exception of the breakfast room which is wood.
Public Areas - General (Internal)
The corridor has a good colour contrast and is well lit
The covering on stairs and upstairs landing is short pile carpet
The breakfast room is on the ground floor
There are 11 stairs to a landing and the single room and bathroom followed by one further step to the 2 double bedrooms.
The stairs are 22cm high, 32cm deep and 90cm wide.
Public Areas - WC
The 2 double bedrooms are en suite; the single has a private bathroom with no public WC available.
Restaurant / Breakfast Room & Lounge
Breakfast is served in the breakfast room on the ground floor.
Furniture is flexible and can be moved on request.
Tables have under space of 67cm high by 135cm wide and height of 73cm (legs on each corner). There are chairs are without arms.
Menus are provided in small print but can be provided in large print by prior arrangement

A laundry service is available by prior arrangement at a small charge

Bedrooms
There are 3 bedrooms, all on the first floor.
Single bedroom
There are 11 stairs to a landing where the single room and its private bathroom is situated.
Door width is 75cm wide with a height of 1.73 meters.
The bed has a second mattress which can be pulled from underneath and lifted up to make 2 singles beds side by side. This seriously restricts floor space in the room.
The bed can only be accessed from one side
Furniture is moveable on request
Bed is 62cm high
Television with remote control freeview and teletext
Headroom is restricted to one side of the room due to a vaulted ceiling.
One upright chair (no arms) is provided in the room
There is a private bathroom across the landing (see below for details)

Door width 76cm, inward opening.
The bath edge is 55cm high
The bath has a shower attachment.
There is no bath seat available.
The basin is round fronted and has a pedestal. It is 82cm high.
The toilet has right side transfer with available free space of 1.1 meter. The toilet is 42cm high.
There is a towel rail beside the toilet (opposite side to transfer).
Headroom is restricted to one side of the room due to a vaulted ceiling.

First floor bedrooms
There are 11 stairs to a landing followed by one further step to the 2 double bedrooms.
Door width, Room 1 (Irt) 74cm wide, room 2 (Mite) 82cm.
Double bedded rooms
There is approximately 60cm between the wall and one side of the bed
There is 1.1 meters free space at the end of the bed to the dressing table and wardrobe with a width of 2.5 metres.
There is an ensuite shower room (see below for details)
Bed is 56cm high
There is a TV with freeview and teletext
Fitted short pile carpet on the floor

Shower cubicle edge/step is 23cm high.
Free floor space 1.1cm x 135cm
The basin is round fronted and has a pedestal.
Toilet is 43cm high.
Good colour contrast of walls, floor and fittings.
Grounds and Gardens
We have a large private enclosed garden (flower border and lawn). Access is by prior arrangement only.
The estuary beach is only a few steps away from the front door where dogs (and owners!) can get more exercise. There are also various walks starting from the B&B.
Additional Information
Dogs are not welcome in the B&B but they are welcome if they remain outside whilst owners are inside. They can sleep in a dry secure outbuilding at night.
Mobile phone reception is generally good
We are able to use the front and back doors in the need of
evacuation, the fire alarm rings continuously if evacuation is needed. If you require more assistance for evacuating please notify us on arrival and we will ensure you are evacuated safely e.g. hearing impairment.
We are happy to take delivery of hired equipment (please let us know if ordered-telephone number below for hirers)
We are a no smoking building (smoking is allowed in the courtyard or garden, the latter has 3 steps to gain access, and bins are provided)
We can supply a small drinks fridge in the bedrooms which can be used for medication/food and we can put larger items in our main fridge on request (not available 24hours).
